Designated Investigation Agency | Soil Survey for Successful Reconstruction on Narrow Lots
A method for obtaining reliable safety certification at low cost through phased sampling in stages 1 to 3 for the reconstruction of small sites such as gas stations.
This document is a comprehensive practical manual for soil investigation created for businesses and real estate brokerage companies that own limited commercial land in urban areas, such as former gas station sites, dry cleaning factories, and printing and binding shops. It addresses the soil contamination risks faced during land redevelopment or changes in use, aiming to completely eliminate these risks within limited space and budget. Even at sites with small land areas, conducting excavation or demolition work without prior understanding can lead to the discovery of harmful substances infiltrating underground, causing work to halt and resulting in significant damages. This manual explains how to develop an efficient phased plan by clarifying the buried lines and chemical usage locations of past specific facilities through Phase 1 historical review. Additionally, by introducing "phased sampling" that targets high-risk areas, it minimizes the costs of expensive official analyses and provides specific know-how for dramatically optimizing investigation costs. Geotech's specialized sampling technology for small sites strongly supports safe land transactions and rapid project progress.
basic information
As a technical specification for comprehensive soil surveys in small land use, we will design a system that balances precise sample collection and compliance with regulations in limited spaces. In Phase 1, the historical investigation will involve a thorough examination of decades of public records, handling records of specific hazardous substances, and underground tank and piping diagrams for the target site. In the specifications for Phase 2 and 3 field surveys, we will utilize our own portable drilling machines (SCSC) that can be brought into narrow spaces with a width of less than 2 meters or indoor parking lots with a ceiling height of less than 2.5 meters, accurately collecting soil cores from identified risk areas. All analyses will apply officially recognized analytical methods registered under the measurement certification business (leaching and content tests).

Applications/Examples of results
This survey method is utilized for specific facility closure investigations related to the closure of urban gas stations, the reconstruction of aging dry cleaning factories, the sale of land from printing and binding companies, or voluntary risk screening during the change of use from small commercial buildings to residential properties. It is suitable for site environments where adjacent buildings are densely packed and large machinery cannot access, as well as for field practices that require reliable sampling during nighttime or limited time frames while continuing business operations. By obtaining accurate data in advance, it completely eliminates legal defect risks after handover and supports smooth preliminary consultations with authorities and the rapid acquisition of development permits.
